Deck Builder on the South Shore
A deck is a structure, not a floor outdoors. Deck builders on the South Shore earn their money in three places you will never see again once the boards go down: the ledger, the flashing and the footings.
Decks do not fail in the middle
They fail where they meet the house. The ledger board is the piece that carries the deck into the framing of your home, and a ledger nailed instead of bolted, or bolted through rotten rim joist, is the single most common reason a deck comes down with people on it.
The second place is the flashing above that ledger. Water runs down the siding, reaches the joint and has one job: get behind the board and sit there. Without flashing it does exactly that, and the rot happens inside the wall where nobody looks.
The third is underground. Footings that do not reach below the frost line move every winter, and a deck that moves pulls on everything it is attached to.
None of that is visible in a photo of a finished deck. All of it decides whether you still have a deck in fifteen years.

Deck builders on the South Shore: what the job actually contains
Most of it is invisible by the day you use it. All of it is what you are paying a builder for instead of a crew with a saw.
Footings below the frost line
Dug, poured and inspected before anything goes up. So the deck stops moving with the seasons, which is what keeps the connection to the house tight.
The ledger and the flashing
Through-bolted to solid framing, never nailed, with flashing over the top so water runs out instead of in. However, this is the step that gets skipped most often, because it disappears the moment the decking goes on.
Framing and hardware
Joists, beams, posts and the galvanized or stainless hardware that holds them. Near the coast the fastener matters as much as the lumber.
Decking
Pressure-treated, cedar or composite. We tell you where the money makes a difference and where it does not, before you order.
Railings and stairs
Built to the height and spacing the code requires, with stringers that carry load rather than hold it. The railing is the part your hand touches and the part an inspector tests.
Permits and inspection
Pulled with your town, with the framing inspected before it is covered. In other words, somebody other than us confirms the structure before it disappears.
A deck fails where it meets the house.
That is the part you will never see againA builder, not a deck crew
Opening a wall, flashing a ledger and tying into existing framing is house work, not deck work. Because of that, a deck builder on the South Shore who is also a general builder costs about the same and buys you a different standard.
If the rim joist behind your siding turns out to be soft, we can replace it. A crew that only builds decks will bolt to it anyway, or stop and leave you looking for a carpenter in July.
- Ledger through-bolted to solid framing, flashed over the top
- Footings below the frost line, poured and inspected
- Hardware rated for a coastal climate
- Permits pulled and the framing inspection managed with your town
- Everything itemized in writing before we start
How a deck builder on the South Shore runs the job
Free on-site visit
First we look at where the deck meets the house, the grade, the drainage and what is behind the siding where the ledger has to land.
Layout and estimate
Then comes a layout with the height, the stairs and the railing, and a written estimate with the scope itemized.
Permits
Pulled with your town. Decks get inspected, and we schedule the framing inspection before anything is covered.
Build
Footings, frame, decking, railings and stairs. We walk it with you before final payment.
What a deck builder on the South Shore costs
Decking material is what everyone compares, and it is rarely what moves the number.
What raises it:
- Height off the ground. A deck one step down from the kitchen and a deck twelve feet up are different structures
- Stairs. Every run of stairs is framing, footings and railing of its own
- Rotten rim joist found at the ledger. Common in older homes and not always predictable
- Composite instead of pressure-treated, and railing systems with cable or glass
- Ledge or wet ground where the footings have to go
What keeps it down: a simple rectangle close to grade, one set of stairs instead of two, and pressure-treated framing with a composite surface rather than composite everywhere. After the on-site visit you get a written estimate with the scope itemized.
When we are not the right call
If you want a deck without a permit, we are not it. A deck that was never inspected is a problem that shows up at closing, and we will not build one.
There is always a cheaper deck builder on the South Shore, and someone will nail a ledger to your siding and be gone by Friday. It will look the same for several years.
We are worth it when the deck has to carry people for a long time, and when what is behind the siding matters to you. If the deck is part of something larger, an addition is the other half of that conversation and we build those too.
Deck questions homeowners ask
Structure, permits and how long it lasts
Do I need a permit for a deck in Massachusetts?
In nearly every case, yes, and the framing gets inspected before it is covered. We pull the permit and schedule the inspection. A deck built without one is a disclosure problem when you sell.
How long does a deck take?
Most take one to two weeks of work once permits are in hand. Of course the footings have to be inspected before framing, so the schedule depends partly on your town.
My old deck feels bouncy. Is that dangerous?
Bounce is usually joists spanning too far, which is uncomfortable rather than urgent. What is urgent is movement where the deck meets the house. If you can see a gap opening at the ledger or staining on the siding below it, have someone look at it.
Materials and licensing for deck builders on the South Shore
Composite or pressure-treated?
Composite costs more up front and does not need staining. Pressure-treated costs less and asks for maintenance every few years. In each case the framing underneath is pressure-treated anyway, so the choice is really about the surface you walk on.
Can you build over an existing frame?
Sometimes. It depends entirely on the condition of the ledger, the footings and the joists. We open and look before answering, because resurfacing a frame that is failing is money spent on a deck that still comes down.
Are you licensed and insured?
Yes. We hold an Unrestricted Construction Supervisor License in Massachusetts, which is the license the state requires for structural work, and we carry liability and workers compensation insurance. Ask any contractor for their license and their certificate of insurance before you sign. Registrations can be checked with the Massachusetts Office of Consumer Affairs and Business Regulation.
