Bathroom remodeling on the South Shore of Massachusetts, with a freestanding tub, glass shower and wood slat wall

Bathroom Remodeling on the South Shore

Full gut renovations and targeted updates. Bathroom remodeling on the South Shore starts behind the tile, where the waterproofing goes, because that is where bathrooms fail and where you cannot see the work after it is done.

The work you will never see is the work that matters

A bathroom is the easiest room to make look good and the easiest room to do wrong. New tile hides everything behind it. In fact, you will not know whether the shower was waterproofed correctly until water is coming through a ceiling two years later.

Most bathroom failures are not tile failures. They are what happened before the tile went on: no waterproof membrane, the wrong backer board, a pan that was not sloped right, a fan that vents into the attic instead of outside.

The fixtures you pick are the part you enjoy. The part behind the wall is the part you are actually paying a builder for.

Six parts, and two of them are invisible

Otherwise, a bathroom looks finished on day one and starts failing on year three. Bathroom remodeling on the South Shore contains all of this, in the order it happens.

Demolition and inspection

We open the walls and floor and look at what is there. Rot, failed subfloor and old galvanized supply lines are common in older South Shore homes, and finding them at demolition is far cheaper than finding them later.

Waterproofing

A proper membrane system in wet areas, correct backer board, and a shower pan sloped to drain. So this is the step that decides whether the bathroom lasts twenty years or five.

Plumbing

Relocating supply and drain lines if the layout changes. Licensed plumbers, permits pulled, inspections passed.

Electrical and ventilation

GFCI protection, adequate lighting, and an exhaust fan sized for the room. However, it has to vent outside the house, not into the attic, which is where most of them end up.

Tile, fixtures and vanity

Floor, walls, shower or tub surround, and the fixtures you choose. In every case, set on a properly prepared substrate.

Trim, door and paint

The finish work that makes the room read as part of the house instead of a box that got replaced.

We waterproof before we tile.

That is where bathrooms fail

One company, start to finish

A bathroom is four trades in a room the size of a closet: carpentry, plumbing, electrical and tile. On most jobs that means four companies and a schedule nobody owns. Because of that, bathroom remodeling on the South Shore usually stalls between the trades rather than during them.

You hire one. You are not chasing a plumber who will not come back to set the toilet after the tile is finally down.

  • One contract for the whole bathroom, not one per trade
  • Permits pulled and inspections managed with your town
  • Your own site manager on the job, not just a phone number
  • Everything itemized in writing, before demolition
  • The sequence planned around your only full bathroom, if it is the only one

How bathroom remodeling on the South Shore runs

1

Free on-site visit

First we look at the room, the age of the house and what is likely behind the walls, and talk through what you want changed.

2

Layout and estimate

Then comes a layout and a written estimate with the scope itemized, so you can compare it line by line instead of comparing totals.

3

Selections and permits

Tile, fixtures and vanity chosen before demolition. As a result, nothing stalls halfway through with the room out of service.

4

Build and walkthrough

Demolition, then the invisible work, then tile and finish. We walk the finished room with you before final payment.

What bathroom remodeling on the South Shore costs

Bathrooms have a narrower range than kitchens, but the same rule applies: the layout decides more than the finishes. So bathroom remodeling on the South Shore gets priced after someone has looked at the room, never over the phone.

What raises it:

  • Moving the toilet, shower or tub. Relocating a drain often means opening the floor below
  • Converting a tub to a curbless or tiled shower, which changes how the floor has to be built
  • Replacing rotted subfloor or framing found at demolition. Common in older homes and not always predictable
  • Updating old supply lines or adding circuits in a house that does not have them
  • Large-format tile and intricate patterns, which take more labor than the material cost suggests

What keeps it down: keeping the fixtures in their existing locations, a standard shower base instead of a fully tiled pan, and choosing all the materials before demolition starts. After the on-site visit you get a written estimate with the scope itemized.

When we are not the right call

If you want a one-day tub liner or an acrylic shower insert over the existing surround, that is a different product and a different company. It is faster and cheaper, and for some situations it is the right answer.

If nothing is moving and nothing is opening up, a tile contractor may be a better fit on price.

We are worth it when the layout is changing, when there is water damage to deal with, or when the bathroom is part of an addition or a larger remodel. That is where a builder matters and an installer does not.

Bathroom remodeling questions homeowners ask

Timeline, damage and living through the work

How long does a bathroom take?

In most cases a few weeks for a full remodel, longer if the layout changes or if we find damage at demolition. However, if it is the only full bathroom in the house, we plan the sequence to minimize the days it is completely out of service.

What happens if you find rot or water damage?

We stop, show you, and price the repair before continuing. For example, a failed shower pan usually means the subfloor under it went too. It is the most common change order in bathroom work, and it is why we open things up early rather than late.

Can you make the bathroom accessible?

Yes. Curbless showers, blocking in the walls for grab bars, wider door openings and comfort-height fixtures. Of course it is worth doing while the walls are already open, even if you do not need it yet.

Permits and licensing for bathroom remodeling on the South Shore

Do I need a permit to remodel a bathroom in Massachusetts?

If you are moving plumbing or changing electrical, yes, and those permits are separate from the building permit. However, replacing a vanity and retiling in place often does not require one. We tell you which applies before you sign.

Do you use your own crew?

Our own crew does the carpentry, waterproofing, tile and finish work. Licensed plumbers and electricians handle their trades, because Massachusetts requires a licensed trade for that work. Either way, they work on our schedule and we are responsible for all of it.

Are you licensed and insured?

Yes. We hold an Unrestricted Construction Supervisor License in Massachusetts, which is the license the state requires to do structural work, and we carry liability and workers compensation insurance. Ask any contractor for their license and their certificate of insurance before you sign, and be careful with anyone who hesitates. Registrations can be checked with the Massachusetts Office of Consumer Affairs and Business Regulation.
