Home Additions on the South Shore
Home additions on the South Shore: a second story, an in-law suite, a bigger kitchen, or the extra bedroom your family stopped fitting into. We handle the drawings, the permits, the structure and the finish work, with one company and one schedule.
You have outgrown the house, not the neighborhood
The kids need their own rooms. Meanwhile, a parent is moving in. In fact, you started working from the kitchen table two years ago and never stopped. The house does not work anymore, and every option feels expensive.
Moving means a realtor, a bidding war, a new commute and a new school district. Home additions on the South Shore mean staying where you already want to be and building the space around how your family actually lives. If the room you need could go underground, finishing the basement is usually the cheaper answer, and we will tell you so.
The hard part is not deciding to build. It is finding a builder who will tell you what it really costs, what the town will and will not approve, and how long you will be living in a construction zone.

Home additions on the South Shore

The same house, before and after the addition
Six home additions on the South Shore, each one photographed while it was open and again once it was finished. Drag the handle across any of them. The thing to watch is the roofline: a good addition stops looking like an addition.

Home additions on the South Shore: what we build
Home additions on the South Shore come in five shapes, and the right one depends on your lot, your foundation and what your town allows.
Second-story additions
Adding a full floor over an existing footprint. Structural evaluation first, because not every foundation and frame can carry a second story without reinforcement. So we tell you before you spend money on drawings.
In-law suites and accessory apartments
A separate living space with its own bedroom, bath and often a kitchenette. However, Massachusetts towns each have their own rules about what counts as an accessory dwelling, and we walk you through what yours allows.
Room additions
Bumping out the back for a family room, a primary suite or a bigger kitchen. Usually the fastest of the three, and the one with the clearest return.
Garage conversions and additions
Turning unused garage space into living space, or instead adding an attached garage with room above it.
Sunrooms and four-season rooms
Built to be used in January, not just July. In other words, real insulation, real heat and a foundation that will not heave.
Structure and finish, both
Framing, roofing, siding, windows, insulation, drywall, trim, floors and paint. You are not hiring us to frame it and then going to find someone else to finish it.
An addition should not look added on.
That is the whole craftOne company, start to finish
An addition is a small house built against an existing one: design, foundation, framing, roof, siding, windows, and then every interior trade. As a result, the schedule is where most of them go wrong. On most jobs that means a general contractor who subs out all of it and a schedule nobody owns.
You hire one. Because of that, when the roofline has to tie into the existing house, there is no argument about whose job it was.
- Drawings handled, or we work from plans you already have
- Every permit pulled and every inspection managed with your town
- Your own site manager on the job, not just a phone number
- Everything itemized in writing, with a start date and a finish date
- The work area sealed off so the rest of the house stays usable
How home additions on the South Shore run
Free on-site visit
First we look at the lot, the foundation and the existing frame, and talk through what you need the space to do.
Drawings and estimate
Then come the drawings your town will accept and a written estimate with the scope itemized line by line.
Permits
We pull the building, electrical and plumbing permits and manage the inspections. As a result, you never deal with the building department.
Build and walkthrough
Foundation, frame, roof, and only then the inside. We walk the finished space with you before final payment.
What home additions on the South Shore cost
Nobody can give you a real number over the phone, and anyone who does is guessing. What we can do is tell you what moves the price, so the estimate does not surprise you.
What raises it:
- Foundation work. A full foundation costs more than building over a crawl space or a slab
- Structural reinforcement. If the existing frame cannot carry a second story, that gets addressed first
- Moving plumbing and electrical. Adding a bathroom far from existing lines adds real money
- Roofline complexity. A simple gable is cheaper than tying into three existing rooflines
- Finish level. Stock cabinetry and standard trim against custom millwork is often the single biggest swing
What keeps it down: building over an existing footprint instead of pouring new foundation, keeping the bathroom stacked above or beside existing plumbing, and deciding on finishes before we start rather than during. After the on-site visit you get a written estimate with the scope itemized, so you can compare it line by line against anyone else.
When we are not the right call
If you need the cheapest possible number, we are not it. Because we pull permits, carry insurance and pay a crew that shows up. That costs more than a guy with a truck.
If you need it started next week, we probably cannot. Permits in most South Shore towns take weeks, not days, and we will not start work without them.
If you want to hire trades separately and coordinate them yourself, that can work and can save money. However, it also means you own the schedule and the problems. We are worth it when you would rather one company own both.
Home addition questions homeowners ask
Timeline, permits and living through the work
How long does an addition take?
From signed contract to final walkthrough, most additions run several months. Permits are usually the least predictable part, because the timeline depends on your town, not on us. In any case, we give you a start date and a finish date in writing before demolition begins.
Can I live in the house during construction?
For most room additions and second-story work, yes. We seal off the work area and keep the rest of the house usable. Of course we tell you up front which days will be loud and which will affect water or power.
Will the addition look like it was added on?
That is the work. In other words, matching the existing roofline, siding profile, window style and trim details is what separates an addition that reads as part of the house from one that reads as a box stuck to the back.
Drawings, permits and licensing for home additions on the South Shore
Do I need a permit for an addition in Massachusetts?
Yes. Any addition that changes the footprint or the structure requires a building permit from your town's building department, plus separate electrical and plumbing permits. We pull all of them and manage the inspections, so you do not deal with the building department.
Do you handle the drawings?
Yes. We can work from plans you already have, or handle the design from the start. Either way the drawings have to satisfy your town before anything gets approved.
Are you licensed and insured?
Yes. We hold an Unrestricted Construction Supervisor License in Massachusetts, which is the license the state requires for structural work, and we carry liability and workers compensation insurance. Ask any contractor for their license and their certificate of insurance before you sign, and be careful with anyone who hesitates. Registrations can be checked with the Massachusetts Office of Consumer Affairs and Business Regulation.
